
Home Inspections
​The home inspection is not a cost; it is an investment that could save you a lot of hassle and money. Every investment carries some level of risk, and buying a home is no different. The home inspection minimizes the risk of purchasing an overpriced house or one with hidden problems. Even when purchasing a newly constructed home, the home inspection is still a necessity.
Site Grounds
Every Inspection starts with evaluating the site grading & drainage, retaining walls, walkways, driveways, patios, decks, porches, fencing, gates. We look for signs of water intrusion and possible future issues with the area around the home.
Garage
We test the overhead vehicle door, automatic opener and verify safety issues such as fire separation requirements. We will also inspect detached garages.
Structure and Exterior
This includes inspecting the exterior walls, parapets, trim, chimney, foundation, slabs and basement or crawl space.
Electrical
The electrical system is fully inspected, including the service entrance, system capacity, panels, circuitry, wiring, outlets & switches.
Kitchen
The kitchen will be examined including cabinets & counters, sink(s), faucet, garbage disposal, dishwasher, range, oven, and built-in appliances.
Roof and Attic
We examine the insulation, ventilation, framing, roof surface, flashing, penetrations, drainage, overhangs, gutters & downspouts. When possible we gather permit information to get the installation date of the roofing.
Heating and Cooling
We test the A/C system (including evaporative coolers) and furnace, as well as inspect the distribution/duct system, filters, and thermostat.
Plumbing
Main accessible piping, distribution piping, waste & vent piping, fuel system, water heater and laundry connections are all inspected
Interior
The interior inspection covers doors, windows, flooring, walls & ceiling, fireplace, closets, and stairs.
Bathrooms
We inspect cabinets & counters, sinks, faucets, tubs, showers, toilets, and ventilation.
Client Responsibilities
The client or their agent schedules the inspection with the seller and ensures that access to the property is available for the inspector. The client and real estate agent are encouraged to attend the inspection. If attendance is not possible, the inspection fee must be paid before the report or information pertaining to the inspection is released unless prior arrangements were made. Payments can be made via cash, check or credit card.
On vacant properties the client must arrange for utilities, water / gas / electrical, to be turned on in order for a proper inspection to be done on items requiring it. Ask your agent to arrange this.
Any areas such as crawl spaces, attic and access openings, garage floors and walls not accessible due to stored items cannot be fully inspected therefore it is advisable to have the owner ensure the areas are not blocked or nailed shut.
Client agrees to read and sign the Pre-inspection agreement before the Inspection prior to the release of the final report.
Payment is due at or before the Inspection, and the report will be sent typically within12 hours upon inspection completion.
